Ultimately, we decided to buy a new house and sell our current home. I really believe that Monica was the leading force in our bid to be accepted into our dream home. It was a popular listing but Monica established a relationship with the listing agent so we were kept in the running and able to have an opportunity to counter. However, because of our situation, we made our offer with the contingency to sell our current home in two weeks. A normally stressful situation was made so much easier with Monica as our agent. We would probably be considered experienced home buyers since we have bought 9 homes in 4 states and one abroad. One thing I never understood was why listing agents and selling agents split the commission, I always thought the selling agent should get a larger share until we sold our last house. We listed our home for over $4 million in the midst of an unexpected and disastrous housing slump, which especially hit the more expensive homes. Many of the homes in our price range were dropping by hundreds of thousands of dollars and few were selling. On top of the market conditions, after listing our home for sale, a home inspection discovered some surprising structural problems in our 18-year-old home. We were very worried about this and considered taking our home off the market to have everything fixed, and maybe relist it the following spring. Lesser listing agents would have panicked, but this is where Tabea Thornton and Monica Thomas came to our rescue! They knew a well-respected builder who was naturally very busy on other projects, but due to previous experience with them, they agree to work immediately on our house. This required a crew of 6-8 people for 10 days, but everything was fixed better than new. Within two weeks of having our structural problem fixed, while still in the throes of a major housing slump, we got 3 offers in one day, all of them were over our expectations and very near our asking price!
